Landlord and Renter Responsibilities

Rental agreements vary, but responsibilities typically break down like this:

• Responsibility for home improvements generally reside with the owner of a property.
• Responsibility for regular maintenance, such as clearing leaves from the yard and gutters regularly and mowing grass, may be assigned to the renter, or may be assumed by the property manager or owner.  Check your lease agreement to find out. 
• Responsibility for larger defensible space issues, like removing hazardous plants and trimming trees, typically resides with the property owner. 
• Renters are responsible for wildfire risks that involve their personal property. Things like flammable door mats, wreaths, patio furniture with cushions and other combustible items near and around the house may need to be removed during wildfire season.
